Frequently asked questions about extensions and new builds
Do I need planning permission for an extension?
Many single-storey extensions fall under permitted development and do not need full planning permission, but the limits are specific. They depend on how far the extension projects from the original rear wall, its height, how close it is to boundaries, and how much of the garden is being built on. Flats, listed buildings, conservation areas and properties where permitted development rights have been removed are all treated differently. Confirm your own case with your local planning authority.
What is the difference between planning permission and Building Regulations?
They are two separate things, and this is the most common misunderstanding we encounter. Planning permission governs whether you are allowed to build. Building Regulations govern how it must be built – structure, insulation, fire safety, drainage and ventilation. Every extension needs Building Regulations approval, even when it does not need planning permission.
How long does an extension take?
It varies with size and specification, but the sequence is consistent: design and drawings, planning permission if required, Building Regulations approval, groundwork and foundations, structure, first fix for electrics and plumbing, then second fix and finishing. We will give you a realistic schedule with your quote.
Why do foundations matter so much?
Foundations determine everything that follows. Ground conditions vary considerably across Dorset, from sandy soils to clay to higher water tables near the coast and rivers, and the foundation design has to respond to what is actually there. Getting it wrong is the most expensive mistake possible on an extension.
