Frequently asked questions about septic tanks
What are the General Binding Rules and do they affect me?
Under the General Binding Rules for small sewage discharges in England, a septic tank that discharges directly to a watercourse such as a stream, ditch, river or surface water drain is not permitted. Owners in that position need to either replace the septic tank with a sewage treatment plant, install a drainage field so the discharge goes to ground, or connect to the mains sewer where available. This commonly comes to light when a property is being sold. Check your own circumstances with the Environment Agency or your local authority.
What is the difference between a septic tank and a sewage treatment plant?
A septic tank separates solids and allows liquid to discharge to a drainage field, where the ground provides further treatment. It needs suitable ground conditions and a properly designed drainage field. A sewage treatment plant treats the effluent mechanically and biologically to a much higher standard, producing a cleaner discharge. It needs a power supply and periodic servicing, but it can discharge to a watercourse where a septic tank cannot.
How do I know if my septic tank complies?
The key question is where the discharge goes. Discharging to a properly designed drainage field and into the ground is generally acceptable. Discharging directly to a watercourse is not. We can inspect the system and tell you where you stand.
Do I need Building Regulations approval for a septic tank?
Yes. Foul drainage systems are covered by Building Regulations, and you may also need to register the discharge. We will advise on what applies to your property.
